Cape Fear Neighborhoods

Relocation can be one of life’s top stressors — unfamiliar surroundings, new friends to make and, most importantly, finding a new home. And add to that a real estate market that in recent years has seen its fair share of ups and downs.

But for Wilmington realtors Glenda Newell of Coldwell Banker Seacoast Realty and Melisa Gallison of Intracoastal New Homes and Condominiums, this all spells opportunity, especially in greater Wilmington, home to a diverse housing market, top neighborhoods and houses priced to sell.

“There are incredible buys in the Wilmington market right now,” said Newell. “It is the strongest buyer market we have seen in many years. I believe savvy buyers are starting to recognize this opportunity and are beginning to buy.”

For Gallison, it’s a similar call to action: “This is 100 percent a buyer’s market and a great time to buy a home. Homes are priced at almost every different level.”

Gallison said many new home opportunities exist around Wilmington’s Mayfaire Town Center, an upscale development combined of specialty shops, restaurants, cafés and fine residences just miles from beautiful Wrightsville Beach. In southern New Hanover County, meanwhile, Sea Grove at Carolina Beach offers the best in southern residential hospitality.

Parkside at Mayfaire
One of Mayfaire’s newest single-family developments, Parkside, located just miles from Wrightsville Beach, incorporates architectural elements of the American South, with floor plans like the “Bermuda Cottage” and the award-winning “Mayfaire Retreat.”

“Spacious front porches, rocking chairs and wide sidewalks define this neighborhood,” said Gallison. “This is a neighborhood with warmth and a real sense of community.”

In addition, the Parkside neighborhood boasts a public garden and fountain, ponds and playgrounds. Home prices begin in the $600s.

Mayfaire Townview
If it’s luxury condominiums that suit, then you’ll want to consider Mayfaire Townview, which offers a “unique metropolitan lifestyle.” Built above the high-end retail spaces that have come to define the fashionable Mayfaire, these condos include such amenities as granite kitchen countertops, GE Profile stainless kitchen appliances, tiled kitchen backsplashes and hardwood floors.

“They’re perfect for people who like city living or the urban feel,” said Gallison. Home prices begin in the upper $300s.

Sea Grove at Carolina Beach
For those looking to relocate in new home communities south of Wilmington, Sea Grove at Carolina Beach is a real jewel.

“It’s a gorgeous, award-winning community with all the amenities of coastal living,” said Gallison.
Inspired by the distinct and charming character of seaside villages throughout the Southeast, Sea Grove features classic cottage style homes in a maritime forest setting. Amenities include natural pathways for quiet walks and a handsome pool and clubhouse.

Home prices at Sea Grove begin in the $400s.
